The process

How a dock gets built

Eight stages, in the order they actually happen. Every project runs on its own clock, but it passes through all of them.

Project intake

We meet you on the water. Site, boat, budget and the water you actually have — before anything is drawn.

Dimensional site survey

Depth, bottom composition and the seasonal water line, measured rather than assumed. This is what stops surprises at piling stage.

Technical development

Load path, pile spacing and the hardware schedule. Every span is sized for the boat it will actually carry, not a catalogue average.

Permitting

Anyone building within or on the banks of Florida surface waters needs a permit. We handle the submission and track it to approval — one week on a simple job, one to two months on a complex one.

Fabrication

Cut, drilled and coated before it reaches the water. Marine-grade hardware specified to outlast the salt, because the fasteners fail first.

Pile driving

We own and operate the equipment. Every piling is driven to refusal, which guarantees no piling will ever sink past the point it was driven.
7

Structure and decking

Framing, decking, roofs and lifts, in materials chosen for Florida's harsh saltwater environment.
8

Handover

Once the permit is issued we allocate a crew, and once we are on site we do not leave until the job is complete. Walkthrough, warranty and a maintenance interval you can keep.
